1031 & Reverse 1031 Exchanges
A 1031 exchange lets you sell an investment property and reinvest in a like-kind property while deferring capital gains taxes — but the identification and closing deadlines are strict, and the financing has to move on the same clock. In a reverse exchange, you acquire the new property before the old one sells, which takes even more coordination. I work with your qualified intermediary and your tax advisors so the loan side never becomes the reason a deadline is missed. (This is financing guidance, not tax advice — your CPA should always weigh in.)
